North Texas is one of the most expensive homeowners insurance markets in the country. Our hot summers, blazing sun, and intermittent freezes make roofs brittle and susceptible to wind and hail damage.
Insurance companies base rates on replacing your roof every 7 to 10 years. When a storm hits you have a limited amount of time to file a claim, anywhere from 30 days to a year depending on the insurer. Waiting too long to file a claim could give your insurer a reason for denying your claim.
If your property has been affected by a hail storm your instinct may be to call your insurance company for an inspection. If you have just a small amount of damage or the storm was very directional affecting just one side of your house filing a claim may not be in your best interest. Your insurance carrier can only send an adjuster for an inspection if a claim number has been filed. The adjuster’s will record any damage to your home’s exterior. Depending on the age and condition of your roof and the intensity and direction of the storm it is possible that only some gutters and screens have been damaged but the roof is intact and has no damage that would qualify for a complete replacement. Rather than filing a claim that falls below your deductible it may be more practical to make small repairs out of pocket.
Your insurance rates cannot be raised for filing a claim resulting from weather events. In fact if you have your roof replaced it is likely your rates could go down because you will have a new more durable roof.
